The Office of the Attorney General for the District of Columbia has initiated a major civil lawsuit seeking to dismantle an alleged predatory real estate operation. Officials assert the scheme systematically defrauded vulnerable tenants, deceived lenders, and undermined affordable housing stock across the city.
According to the filing, the operation involved a network of corporate entities that acquired distressed multi-family properties. The suit alleges the group then employed a series of deceptive tactics, including submitting falsified documents to lenders to secure inflated mortgages far exceeding property values. This fraudulent equity was allegedly siphoned away, leaving buildings financially unstable and in disrepair.
Tenants, many with limited housing options, were reportedly subjected to illegal rent increases, neglect of essential repairs, and wrongful evictions. The lawsuit contends these practices not only harmed individual residents but also exacerbated the District's ongoing affordable housing crisis by removing stable, reasonably priced units from the market.
The legal action seeks a court order to permanently halt the alleged fraudulent activities, appoint a receiver to manage the properties, and secure restitution for defrauded tenants and lenders.
