Chicago Atlantic Real Estate Finance, known as REFI, posted its second quarter results for 2026, and the numbers tell a story of a company in the middle of a major shift. The firm reported a slight miss on earnings per share, coming in at $0.48 against expectations of $0.50. That shortfall, however, was not a sign of trouble. Management explained it was mostly a timing issue tied to redeploying capital from older loans into newer, higher-yielding opportunities.
The headline number is the company's pipeline, which now sits at a hefty $649 million. That is a significant jump from the prior quarter and gives a clear view of where the lender sees growth. Executives on the call stressed that this is not just a pile of vague prospects. They said a large portion of the pipeline is in advanced underwriting, with several loans expected to close within the next few weeks.
The other big piece of news is the pending merger with a related entity, which the company frames as a way to unlock value for shareholders. The deal is structured to simplify the corporate structure and reduce the cost of capital. Management believes this will make REFI a more attractive partner for borrowers and a cleaner story for investors. They expect the merger to close by the end of the year, pending shareholder approval.
On the portfolio side, credit quality remains steady. The company reported no new non-accruals during the quarter, and the existing watch list is stable. The focus remains on healthcare and other essential real estate, which has held up well even with interest rates staying higher for longer.
Looking ahead, the team is cautious but optimistic. They see more competition in the lending space, but they also see a lot of capital that has left the market, which creates openings for disciplined lenders like REFI. The goal for the rest of the year is simple: put the big pipeline to work, close the merger, and keep the dividend covered with room to spare.
