Two high-end properties located on the same street in Hinsdale have sold within days of each other, each commanding a price close to $7 million. The near-simultaneous closings point to a luxury market that continues to draw serious buyers even as broader housing activity cools in parts of the Chicago suburbs.
The homes sit within walking distance of the village's downtown district, a feature that has become a major selling point for affluent purchasers. Buyers in this bracket tend to prioritize proximity to restaurants, shops, and commuter rail access, and they are willing to pay a premium for properties that check those boxes without requiring extensive renovation.
Local agents say inventory at the very top of the market remains thin. When well-maintained estates in prime locations come up for sale, they often attract multiple offers and close quickly. The two recent sales reinforce that pattern.
While the broader market has seen slower turnover and longer listing times in some price ranges, the segment above $5 million has held its ground in Hinsdale. Demand is driven largely by local move-up buyers and families relocating from Chicago who want more space and top-rated schools.
The sales also suggest that buyers are not waiting for further price drops. Instead, they are acting when the right property appears, particularly on streets that rarely see listings.
