This High-Powered Real-Estate Fund Is Run by College Students

A group of undergraduates at Indiana University is proving that you do not need a corner office on Wall Street to make serious money in commercial real estate. The students behind Sample Gates Management, a private-equity fund run entirely by IU undergrads, just closed out their first deal with a 65% gross return.

The fund, named after the iconic limestone gates on the Bloomington campus, focuses on small-scale commercial properties. The students sourced the deal, underwrote the numbers, negotiated the terms, and managed the asset through its holding period. Their first investment was a multi-tenant retail property in the Midwest, which they bought, improved, and sold within about two years.

The 65% gross profit is a strong result for any fund, let alone one staffed by people who are still taking finals. The team handled everything from lease negotiations to capital improvements, with faculty advisors providing oversight but not making the calls. The students say the key was patience and sticking to their underwriting discipline, even when the market got choppy.

Sample Gates Management now plans to raise a second fund, targeting a larger pool of capital from alumni and outside investors. The group has about a dozen analysts and associates, all balancing coursework with property inspections, financial modeling, and investor updates. For these students, the classroom is just a starting point. The real lesson is in the deal file.
