A new analysis from Colliers Global Occupier Services has identified five major forces that are fundamentally changing how companies approach their physical spaces. The report, titled "Building Resilience: 5 Megatrends Redefining Corporate Real Estate," argues that businesses must adapt to these shifts to remain competitive.
The first megatrend is the integration of artificial intelligence into the workforce. As AI tools become more common, the layout and purpose of offices are expected to change, moving away from traditional rows of desks toward spaces designed for human-machine collaboration and focused problem-solving.
Demographic shifts also play a major role. With populations aging in many developed nations, companies face a shrinking pool of younger workers. This is pushing firms to design workplaces that appeal to older employees, offering better accessibility, health amenities, and flexible schedules.
Other trends include the ongoing demand for sustainability, the rise of hybrid work models that require fewer but more versatile square feet, and the increasing importance of data analytics in deciding where to locate offices. The report suggests that firms ignoring these changes risk falling behind in both talent retention and operational efficiency.
