Unifi to Sell $60M in Non-strategic Real Estate to Alleviate Debt

Repreve yarn producer Unifi has signed a deal to offload a pair of non-essential real estate holdings in Yadkin County, North Carolina, with the goal of paying down its outstanding borrowings. The company said the combined sale price for the two properties comes to roughly $60 million, and the transactions are expected to close within the next few months, subject to standard closing conditions.

According to a statement from the Greensboro-based textile firm, the move is part of a broader strategy to streamline its asset base and focus on its core manufacturing operations. Unifi has been under pressure from higher raw material costs and softer demand in certain apparel markets, and reducing debt is seen as a key step to improve its balance sheet flexibility. The properties involved are described as non-strategic, meaning they are not tied to the company's main production or innovation work.

The company did not identify the buyer or the exact locations of the parcels, but said proceeds from the sale will be used primarily for debt repayment, with any remainder going toward working capital. Unifi also noted that the sale will not affect its workforce or ongoing operations at its other facilities in the region. The announcement comes after several quarters of cost-cutting measures, including plant consolidations and inventory adjustments. Management indicated that further asset reviews are possible, but no additional sales have been confirmed at this time.
