Hosting an open house on Halloween might seem like a risky move, especially when the housing market is sending mixed signals. But real estate agents who have tried it say the holiday can actually work in a seller's favor, provided the event is handled with care.
The main draw is attention. A Saturday Halloween open house stands out from the usual weekend listing, and that novelty can pull in neighbors, curious passersby, and buyers who might otherwise skip a standard showing. Seasonal decorations, when kept tasteful, can make a home feel warm and welcoming rather than staged and sterile.
The risk lies in overdoing it. Elaborate haunted house setups, fog machines, or jump-scare props can distract buyers from the features that matter, like layout, light, and condition. Agents recommend leaning into fall decor such as pumpkins, mums, and simple lighting while keeping pathways clear and rooms easy to navigate. Candy for visitors is fine, but the focus should stay on the property.
Timing also matters. An afternoon window, before trick-or-treating begins, tends to draw more serious buyers. Some sellers offer a small incentive, like a gift card drawing, to encourage attendance without turning the event into a carnival.
In a market where buyers are cautious, a creative open house will not fix overpricing or poor presentation. But as a way to generate foot traffic and start conversations, a well-planned Halloween event can give a listing a timely boost.
