Property swap: Land Board OKs deal that would exchange property in Grangeville for Downtown Boise parking lot

A gravel parking lot in Downtown Boise that has been owned by the State of Idaho for years could soon change hands under a complicated land exchange that moved forward this week. The State Board of Land Commissioners approved a swap that would trade property in Grangeville for a portion of a block in Downtown Boise, according to officials familiar with the deal.

The arrangement, which still must clear several procedural steps before it is final, would transfer the Grangeville parcel to the state's beneficiary and bring the downtown Boise parking lot into a different ownership structure. Supporters say the exchange makes sense because it consolidates holdings and puts the Grangeville property to more productive use while giving the state a more valuable asset in the capital city.

The parking lot sits on a stretch of downtown that has drawn increasing interest from developers in recent years. Its location near offices, restaurants and government buildings makes it attractive for future construction, though no specific redevelopment plan has been announced. The Grangeville property, by contrast, has been viewed as underused and difficult to manage from a distance.

Board members questioned staff about appraisals and the timeline during the meeting before voting in favor. The deal is expected to close in the coming weeks if all conditions are met, including final title work and a review of the property boundaries. Local officials in Grangeville said they were monitoring the exchange but had no immediate comment on how the land might be used afterward.
