Blackstone’s Link Sells $1 Billion in Real Estate to Stonemont

Two privately held real estate firms, Stonemont and PCCP LLC, have agreed to acquire a portfolio of 38 industrial properties from Blackstone Inc.'s Link Logistics. The deal is valued at approximately $1 billion.

The properties are spread across several major U.S. markets, including Atlanta, Dallas, and Chicago. The portfolio consists entirely of industrial buildings, a sector that has remained strong due to steady demand from e-commerce and supply chain operations. Stonemont, based in Atlanta, will take the lead on managing the assets, while PCCP, a real estate investment firm from San Francisco, will provide equity capital.

This transaction marks one of the larger industrial sales in recent months. While Blackstone has been reducing its exposure to certain real estate segments, the sale of these Link Logistics assets appears to be a strategic portfolio adjustment rather than a sign of weakness. Link Logistics itself is one of the largest owners of last-mile industrial properties in the United States.

Industry observers note that the deal reflects ongoing investor appetite for well-located industrial space, even as broader commercial real estate markets face headwinds from higher interest rates. Stonemont and PCCP are betting that the demand for distribution and warehouse space will continue to support rents and property values in the years ahead.
