Residential and commercial property sales across the tri-state region showed steady activity this past week, with notable closings in all three counties. In Berkshire County, Massachusetts, a historic Victorian home on Main Street in Great Barrington sold for $1.2 million after a brief 45 days on the market. The property features original woodwork and a renovated kitchen. In Pittsfield, a three-bedroom ranch on the north side changed hands for $310,000, reflecting continued demand for entry-level homes.
Across the border in Litchfield County, Connecticut, a lakefront cottage in Salisbury closed at $875,000, with the sale including deeded access to Lake Wononscopomuc. The property had been listed for just under two weeks. In Torrington, a commercial lot on East Main Street was purchased by a local developer for $450,000, with plans for a mixed-use building.
In Columbia County, New York, a farmhouse on 12 acres in Chatham sold for $675,000. The buyer plans to restore the barn and operate a small organic farm. A two-bedroom condo in Hudson went for $420,000, marking one of the higher per-square-foot prices in the city this quarter.
Real estate agents across the region report that inventory remains tight, particularly for properties under $500,000. Multiple offers are still common in desirable school districts and near recreational areas. The average days on market across all three counties hovered around 55 days, a slight increase from the previous month.
