Berkshire region real estate sales – June 12, 2026

The latest round of property sales across Berkshire County in Massachusetts, along with parts of Litchfield County in Connecticut and Columbia County in New York, shows a steady but varied market for the week ending June 12, 2026. Single-family homes continue to dominate the transaction lists, though a handful of commercial and multi-family properties also changed hands.

In Berkshire County, the town of Great Barrington recorded the highest single sale price for the week, with a four-bedroom colonial on Seekonk Road closing at just over $1.2 million. The property, set on more than three acres, had been on the market for less than two weeks. Meanwhile, in North Adams, a smaller two-bedroom ranch sold for $215,000, reflecting the ongoing price disparity between the northern and southern parts of the county.

Across the state line in Litchfield County, Connecticut, activity was concentrated in Salisbury and Sharon. A historic farmhouse on Route 44 in Salisbury sold for $875,000, while a lakefront cottage in Sharon went for $620,000. Agents report that inventory remains tight in these towns, with many listings receiving multiple offers within the first week.

In Columbia County, New York, the market showed strength in the village of Chatham, where a renovated Victorian on Main Street closed at $540,000. A vacant lot in Hillsdale also sold for $95,000, suggesting continued interest in building new homes in the area. the week's transactions indicate that while high-end properties are moving quickly, entry-level homes are still finding buyers, albeit at a slower pace.
