These properties often sit within walking distance of downtown amenities.

A $1 million home in these areas might feature a newer build with open floor plans, stone facades, and decks designed to take advantage of mountain vistas. Some properties include guest houses or detached studios.

Think four to five bedrooms, three-car garages, and finished basements with home theaters or bars. These homes appeal to families looking for space without the premium of a mountain address.

Waterfront properties along the Tennessee River or Chickamauga Lake also fall into this range, though the offerings are more limited. A $1 million lake house might be a mid-century ranch with a private dock, or a newer cottage-style home with a screened porch and boathouse.
