Officials and local community leaders gathered in August to mark the official start of construction on the first phase of 121 Commerce Park in McKinney. The initial stage of the project will deliver more than 512,000 square feet of Class A industrial space, spread across two separate buildings, according to a company announcement.
The development is positioned to serve the growing demand for modern logistics and distribution space in the northern Dallas-Fort Worth corridor. VanTrust, the real estate firm behind the project, said the site offers direct access to major highways and is close to a skilled workforce, making it an attractive option for tenants in e-commerce, manufacturing, and third-party logistics.
The two buildings are designed with features that meet current industrial standards, including high clear heights, ample truck courts, and generous parking for both cars and trailers. Construction is expected to proceed in phases, with additional development planned for the site in the future.
The groundbreaking ceremony was attended by McKinney city officials and representatives from the local economic development corporation. Their presence underscored the importance of the project to the area's job market and tax base. Once fully built out, the park is expected to bring hundreds of new jobs to the region.
VanTrust has not yet announced specific tenants for the new buildings. The company said it is in active discussions with several potential users and expects to share more details as leases are finalized. The first phase is scheduled for completion in late 2025.
