Hampton recommends working with a local agent who knows the specific neighborhoods, since prices and availability can vary block by block.

Another key tip is to stay flexible on the type of property. Townhomes, duplexes, or even homes that need a little work often come with a lower price tag. And while bidding wars are common, Hampton says a well-prepared buyer with solid financing can still compete. The bottom line, she adds, is to start saving early, keep your credit in good shape, and be ready to act when the right opportunity shows up.
