If you have been tracking the housing market along the Gulf Coast, the last week of July offered a clear snapshot of what buyers were willing to pay for a slice of paradise. From St. Pete Beach down to Madeira Beach, the period between July 24 and July 31 saw a steady mix of condos, single-family homes, and townhouses change hands.
On St. Pete Beach, the action was mostly in the mid-range market. A two-bedroom condo near the Pass-a-Grille side closed just under the asking price, while a larger three-bedroom unit with a direct gulf view sold for slightly over list. That tells you the premium view still carries weight, but buyers are not throwing money at just any property. They are being picky about condition and layout.
Treasure Island had a busier stretch, with several sales in the 1,200 to 1,500 square foot range. One waterfront townhome on the bay side moved fast, closing in under two weeks. The seller had priced it right from the start, which seems to be the winning formula right now. Overpriced listings are sitting, but realistic ones are getting offers within days.
Madeira Beach saw a mix of older beach cottages and newer construction. A fully renovated three-bedroom home near the John's Pass area fetched a strong price, while a dated two-bedroom unit on the water took a small cut from its original list. The pattern is consistent: move-in ready sells, fixer-uppers need a discount.
inventory remains tight in the lower price brackets. Anything under 600,000 is still drawing multiple offers, but the bidding wars are not as wild as they were a year ago. Buyers are taking a breath, checking the insurance costs, and making more measured decisions. Sellers who adjust to that reality are the ones closing deals.
