If you have been keeping an eye on the market along the Gulf, the week of August 14 through 21 brought a steady stream of activity to the barrier islands. From St. Pete Beach down to Madeira Beach, buyers closed on a mix of condos, single-family homes, and townhomes, with prices ranging from modest one-bedroom units to larger waterfront properties.
On St. Pete Beach, the action was mostly in the condo sector. Several units in the Pass-a-Grille area changed hands, with a few older two-bedroom units going for around the mid-$600,000s. A newer three-bedroom condo near the Don CeSar saw a sale price just over $1.1 million. The market there continues to favor sellers, but not by the wide margins seen earlier in the summer. Days on market are stretching a bit, with many properties sitting for two to three weeks before an accepted offer.
Treasure Island had a busier week, with a handful of single-family homes selling. One notable sale was a 1950s beach bungalow on a canal lot, which closed at $875,000. That property had been updated with a new roof and impact windows, which likely helped it move quickly. Another home, a three-bedroom with a pool and direct bay access, sold for $1.35 million. The buyer pool here is a mix of second-home buyers and investors looking for rental income.
Madeira Beach saw the most affordable options of the three cities. A few older condos in the John's Pass area sold in the $400,000 to $500,000 range, mostly to first-time buyers or those looking for a small vacation spot. A duplex on the north end of the island also closed, going for $1.05 million. That property had been on the market for about a month, which is longer than average for that type of asset.

Inventory is creeping up, especially for condos, and buyers are starting to negotiate on price and closing costs. Sellers who priced their homes realistically from the start saw offers within the first ten days. For now, the beaches remain a solid market, just one that requires a bit more patience and a sharper eye on pricing.
