Northwind Group has closed its third real estate debt fund at $1 billion, reaching twice the initial target of $500 million. The fund, Northwind Debt Fund III, will focus on originating senior bridge loans in major U.S. gateway markets.
The final close reflects strong demand from institutional investors seeking exposure to private real estate credit. The strategy targets short-term financing needs for transitional assets, a segment where traditional lenders have pulled back amid tighter banking conditions.
Northwind's ability to double its target signals continued appetite for alternative lenders that can move quickly and underwrite complex situations. The firm joins a wave of private credit managers raising larger vehicles as banks scale back commercial real estate exposure.
The capital will be deployed across gateway markets including New York, Los Angeles, San Francisco, Boston, and Washington, D.C. These markets typically offer deeper liquidity and more resilient property fundamentals, though competition for deals has intensified.
Senior bridge loans generally carry shorter terms and floating rates, allowing lenders to reprice risk as conditions shift. For borrowers, private debt funds often provide speed and flexibility that banks cannot match, particularly for properties needing repositioning or lease-up.
The closing comes as commercial real estate faces refinancing pressure from maturing loans originated during the low-rate era. Lenders with fresh capital are positioned to fill gaps left by regional banks, though underwriting standards remain disciplined given valuation uncertainty in office and some multifamily segments.
Northwind has not disclosed the fund's investor base or the pace at which it expects to deploy capital. The firm previously closed its second debt fund in a smaller vehicle as it built its credit platform.
