Real estate investors bought far fewer homes in the second quarter of this year, yet their share of the market remains unusually high. Purchases by investors dropped 22 percent compared with the same period a year earlier, according to new housing data. Even with that decline, investors still accounted for more than one in four homes sold nationwide.
The pullback marks a shift from the buying frenzy of recent years, when low borrowing costs and soaring rents pushed investment firms and individual landlords to snap up properties at a rapid pace. Higher interest rates have since made financing more expensive, cooling demand across the board. Smaller investors, who often rely on mortgages, have been hit hardest.
Large institutional buyers have also slowed their activity, though they continue to target build to rent communities and single family rentals in the South and Midwest. First time homebuyers, meanwhile, are still struggling with limited inventory and elevated prices. The investor retreat could offer them slightly more breathing room, but competition remains stiff in many metro areas.
Analysts say the drop does not signal an exit. Investors are waiting for rates to stabilize and for prices to adjust before returning in force. For now, the market is balancing between cautious sellers and buyers who are no longer willing to pay any price.
