A new owner has acquired two large industrial buildings in Southern Nevada for a combined price of $190 million, according to real estate records tied to the transaction.
The properties sit in a corridor that has drawn steady attention from logistics companies, distributors and other businesses that need warehouse space close to major highways and the Las Vegas market. The sale covers both buildings and hands the buyer a sizable footprint in one of the region's busiest commercial zones.
Industrial real estate in Southern Nevada has stayed active even as other commercial sectors have cooled. Demand for warehouse and distribution space remains strong because of the area's growing population, its role as a regional shipping hub and its access to markets across the Southwest. Vacancy rates in the industrial segment have stayed relatively low compared with office and retail properties, which has kept investor interest high.
The buyer's identity and plans for the buildings were not immediately clear. It is also not known whether the new owner intends to keep the current tenants or reposition the properties for different uses.
The deal adds to a string of large industrial transactions in the Las Vegas area over the past few years. Brokers who track the market say properties of this size rarely come up for sale, which makes the $190 million purchase notable for the region.
