How to use a reverse 1031 exchange for real estate investing

Real estate expert Kay Mukaigawa recently outlined how a Reverse 1031 Exchange can give investors a powerful edge in competitive markets. Unlike a standard 1031 exchange, where you must sell your current property first, the reverse version lets you buy a replacement property before selling the one you already own. This flexibility can be a game-changer when timing is tight.

The key benefit is still tax deferral. By using a qualified intermediary, investors can defer capital gains taxes on the eventual sale of their original property. The process requires careful planning. You have 45 days to identify the property you intend to sell, and a total of 180 days to complete that sale. The replacement property must also be of equal or greater value to fully defer taxes.

Mukaigawa noted that this strategy works best for investors who have strong cash reserves or access to financing. Since you are buying first, you need the funds to close on the new property without relying on the proceeds from the old one. A qualified intermediary holds the title to either the old or new property during the exchange period, which adds a layer of complexity.

For investors in hot markets where desirable properties sell quickly, the Reverse 1031 Exchange offers a way to lock in a new asset without the pressure of a looming sale deadline. It is not for everyone, but for those with the capital and a clear exit plan, it can be a smart tool for growth.
