License plate reader cameras are showing up in more planned communities, often pitched as a modern security perk. HOAs say the systems help track unfamiliar vehicles, deter package theft, and assist local police in solving crimes. Some real estate listings now even list them as an amenity, right alongside pools and clubhouses.

But the reaction from home buyers is far from uniform. While some see the cameras as a welcome layer of protection, others view them as an invasion of privacy that follows them right up to their own driveway. The concern is not just about who is recording, but who gets access to that data and how long it is kept.

For buyers, the issue adds a new wrinkle to the already complex process of choosing a home. A camera at the entrance might feel reassuring to a family with young children, yet unsettling to someone who values anonymity or worries about data misuse. Real estate agents are starting to notice the divide, with some clients asking pointed questions about where the cameras point, whether footage is shared, and if there are rules about retention.

The legal landscape is still fuzzy. Most states have not passed clear laws on HOA camera use, leaving communities to set their own policies. That patchwork approach means buyers may need to do extra homework before signing. Asking for the HOA's surveillance policy in writing is becoming as common as checking the roof age.
