LEAD, S.D. -- The old mining town of Lead, once home to gold miners and modest wooden cabins, has quietly become South Dakota's most expensive ZIP code. A real-estate transformation is under way in this Black Hills community, where luxury estates are replacing the standard homes and workers' cottages that defined the town for more than a century.
The shift has been gradual but unmistakable. Where miners once walked home from the Homestake Mine, now high-end properties with sweeping mountain views are selling for seven figures. Real estate agents report a surge in out-of-state buyers, many from California and the East Coast, drawn by the area's natural beauty and relatively low property taxes.
Local residents have mixed feelings about the change. Some welcome the rising property values and new investment in the town's aging infrastructure. Others worry that longtime residents are being priced out of the market. The median home price in Lead has climbed well above the state average, and the supply of affordable housing has shrunk.
The ZIP code covers not just Lead but also parts of the surrounding Black Hills, including areas near Spearfish Canyon and Terry Peak ski resort. That combination of recreational access and scenic land has made it a magnet for second-home buyers and retirees. Builders are now putting up custom homes on lots that once held small bungalows.
For a town that spent decades in economic decline after the Homestake Mine closed in 2002, the new status as a high-end destination is a dramatic reversal. But it also raises questions about what kind of community Lead will become. The old mining hub is striking gold again, but this time the riches come from real estate, not ore.
