Anderson Real Estate has closed a $550 million refinancing deal for Anderson Towers, the company's two-building office campus located at 1800 and 1900 Avenue of the Stars in Century City. The transaction marks one of the larger financing moves in the Los Angeles commercial real estate market this year.
The refinancing covers the twin office properties that have become a recognizable part of the Century City skyline. The deal was completed amid a challenging lending environment for office assets, as higher interest rates and shifting workplace trends have made lenders more selective about which projects they back.
Century City has held up better than many other office markets. Its concentration of entertainment, legal, and financial firms has kept demand relatively steady, and the submarket continues to attract tenants looking for high-quality space on the west side of Los Angeles.
For Anderson Real Estate, the refinancing provides fresh capital and extends the financial runway on a pair of trophy assets. The company has owned and managed the towers for years and has invested in upgrades to keep them competitive with newer developments nearby.
The deal signals that well-located, well-leased office properties can still secure significant financing even as the broader sector faces pressure. Terms of the loan, including the lender and maturity date, were not disclosed.
